Many people think home snagging is easy. Just walk around your new home looking for defects. Or have your tradesperson father in law do it.
But in reality it’s not that simple. It’s easy to overlook possible snags. And even miss entire sections of the house, like lofts. insulation, heating systems and water testing which the layman might not know to look for or test.
At Best Snag Scotland we use a checklist and specialist equipment such as thermal imaging that ensures we examine every nook and cranny. Day Of The Inspection
I’ll meet you at your new home at the specified date and time. We’ll explain our survey process, talk about any concerns you may have and give you a chance to ask any questions before we start our inspection.
Inspection
I’ll then begin our inspection and undertake this in accordance with our scope, including a thorough visual check of the inside and outside of your home. You can review the scope for our pre and post-completion inspections here.
Thermal Imaging Check (Post-Completion Inspection Only)
We use thermal imaging to assist with investigating potential defects. Some examples of where we use thermal imaging are: where we suspect there is insulation missing, to help identify thermal inefficiencies, heating system faults, leaks and water ingress.
Subject to time of year and our terms and conditions.
Walk Around
We take you on a walk round of your new home, if you have the time.
We highlight the issues found, detail how these should be resolved by your housebuilder, provide advice and answer any questions you may have.
Our clients love this as they feel fully informed and can therefore deal with their housebuilder and submit their report with confidence instead of stressing.
Your Report
All snags are set out into a written and photographic report and sent to you within 48 hours. Find an example report here.
You’ll then share the report with your builder.
We put everything in layman’s terms for you. When you clearly understand what each snag is and how to justify it to the builder in the case of disagreements you’ll have more confidence making sure the Builder meets their obligations to fix your snags.
