Pre-completion Inspection
As early as your housebuilder will allow you to have this carried out. This ensures they have enough time to make good any issues prior to you moving in.
There is little value in having this carried out a few days prior to moving in as the housebuilder won’t realistically have enough time to make good any issues and have the house cleaned for you moving in.
Post-completion Inspection
We recommend that your inspection is carried out within the first couple of months of moving in and our advice is “sooner the better”, preferably within the first week. The reason for this is in relation to the 8 week Home Builders Federation survey carried out by the warranty providers NHBC, Premier and LABC. It is important for your house builders to address any issues to receive a good survey from you.
If we inspect your property before you have any of your own work done such as flooring or furnishing your new home we can pick up key items such as scratches and damages to your kitchen, sanitaryware and glass. If these issues aren’t caught early your housebuilder can often put these down to “wear and tear” or argue that they have been caused by yourself.
It is very much dependant on the size of the house and specification. We typically spend between 3 and 8 hours undertaking inspections of houses built by volume housebuilders. However, bespoke larger homes can take multiple days. Our booking form details our standard times.
At Best Snag Scotland our Surveyors typically only undertake one inspection per day. This means we have the time required to snag your home comprehensively and affords us time to walk round with you at the end of our inspection and give you advice. We take an initial small deposit at booking stage. Thereafter, the final balance is only due after we have completed your inspection. This is paid on the day via BACS transfer.

A pre-completion is undertaken before you get your keys giving your housebuilder a chance to rectify issues before you move in. It is based on a standard checklist set out by the New Homes Quality Board.
A post-completion inspection is undertaken after you get your keys. It is generally more in-depth than a pre-completion report. This is because it is not restricted to the NHQB checklist. It is expanded to include issues that are out of tolerance relating to the standards set by NHBC and Building Regulations. We are also permitted to use specialist equipment such as thermal imaging to aid our inspections.

No, a snagging survey is focused on defects which fail to meet Building Regulations, NHBC Standards and general workmanship issues.
Structural and building surveys are more suited to second hand houses or those house experiencing serious issues.
If there are any defects identified which we feel merits an inspection by a structural engineer we would advise this in our report. This allows your housebuilder to have a structural engineer inspect and propose any required remedial works at their cost.
No there will be no damage. The report is based upon a visual inspection of all accessible parts as available at the time of our visit.
We don’t undertake any invasive inspections which would include the opening up of concealed construction details as we don’t want to cause any damage to your new property. If there are signs of any defects at the time of our inspection which we feel would merit this, we will advise.
We use thermal imaging to assist with investigating potential defects. Some examples of where we use thermal imaging are: where we suspect there is insulation missing, to help identify thermal inefficiencies, heating system faults, leaks and water ingress.
We undertake basic heat loss checks. Please note this is not a fully comprehensive thermal imaging check. There is an additional cost for this if requested and will be combined with an air tightness test.
These are only undertaken at certain times of the year when weather conditions permit subject to our terms and conditions.
